Property Description

DESCRIPTION An exciting opportunity to purchase an attractive, double-fronted detached period cottage situated within the village of Pylle. Owned by the current vendor for over 30 years, the property enjoys wonderful countryside views, beautifully tended, sunny gardens, stables and approx. five acres of adjoining land.

On entering the property at the front, there is a spacious reception with staircase to the first floor accommodation. Doors either side of the hall open into the reception rooms; firstly, sitting room with pretty stone fireplace and inset wood burner and a separate dining room. At the rear of the property, there is a modern kitchen, which is fitted with a range of matching floor and wall units, areas of work surface and ceramic sink unit. Integrated appliances include an eye-level electric oven, gas hob and under counter fridge. The kitchen enjoys plenty of natural light, incorporates the boiler for the gas central heating (approx. 4 years old) and has a stable door opening out to the superb rear garden. Located off the kitchen is a good size bathroom, fitted with a white suite comprising panelled bath with shower over, wash hand basin and low level WC. Completing the ground floor accommodation is a large utility / boot room - a particularly useful room with ample space for a large freezer, tumble drier and additional storage.

On the first floor, there are four bedrooms; three of which a good size doubles and a single. Whilst there is not a bathroom on the first floor, there is a WC with wash hand basin accessed off the landing.

The property has private drainage, mains gas and double glazed windows (fitted Summer 2016).

OUTSIDE The gardens at East View are beautifully tended and enjoy plenty of sunshine throughout the day due to predominantly facing south and west. Enclosed to all sides with plenty of privacy, the gardens are mainly laid to lawn with stone pathways and planted beds. Also found in the rear garden, there is a fish pond and a working well (complete with bucket).

Gated vehicular access to the side of the property opens to an area of the grounds currently used for parking, which in turn leads to a large detached garage, stables and through to the adjoining land. The garage measures 23'8 x 16'2 and has a very useful, attached workshop.

The property has two blocks of stables (with water close-by), three of which measuring 11'2 x 11'5 plus three pony stables measuring 8'9 x 9'3 and an adjoining tack room. A gate then leads through to the superb section of level land, which extends to approx. five acres.

Please note we understand there is a public footpath (um) across part of the land, which can be seen on the plan.

LOCATION The pretty village of Pylle is situated just four miles south-west of Shepton Mallet, seven miles from the Cathedral City of Wells and not far from the Glastonbury Festival site. Landmarks in the village include Pylle Manor, a 17th Century country house and a historic Grade II listed church. East View is located on the A37, close to a petrol station with off-licence, Jon Thorner's Farm Shop and the 'Coffee Den' a superb bistro-style café ˇhich is very popular. Both the City of Bristol and the picturesque City of Bath, a World Heritage Site, are located 24 miles away and easily accessible via the A37 and A367. Shepton Mallet itself offers a range of local amenities and shopping facilities including a large supermarket, leisure centre, lido with fitness centre, a choice of pubs and restaurants, dentists and doctors, a Grade I listed church and both primary and secondary state schools. There are also many highly-regarded independent schools (Prep & Senior) within easy reach, such as All Hallows Prep School, Downside School, Wells Cathedral School and Millfield School. For those travelling by train, Castle Cary station (which has direct services to London Paddington) is situated only six miles away.

DIRECTIONS Leaving Shepton Mallet on Cannard's Grave Road, follow to the roundabout and take the third exit onto the A37. At the next roundabout, turn right and continue on the A37 towards Yeovil. Proceed on this road into the village of Pylle, passing Jon Thorner's Farm Shop on the left. The property can be found shortly after on the right hand side, as indicated by our For Sale board.
