Property Description

DESCRIPTION Set on the outskirts of the village in just over 5 acres, a well-presented detached period cottage, dating back to 1830 that was extended and renovated about 30 years ago. There are mature and well planted gardens of just under half an acre and the property overlooks open countryside and is just on the outskirts of the village.

THE ACCOMMODATION Approached via a concrete parking area leading from the adjacent lane, the house has a central reception hall accessed via both front and rear doors. The kitchen is fitted with a range of wall and floor cabinets and has an electric double oven, LPG gas hob, stainless steel sink and a tiled floor. The adjoining room could be used as a dining area or perhaps the two rooms could be combined to make a larger kitchen/diner. The sitting room has patio doors opening onto the front gardens which benefit from the sunshine for most of the day. There is also a multi-fuel stove set into a natural stone fireplace with tiled hearth. There is a formal dining room with open fireplace with wooden mantel and marble surround. There is a downstairs cloakroom and a separate utility room with plumbing for a washing machine and dishwasher. There is also a Vailiant LPG gas fired boiler and an under stairs cupboard.

On the first floor there is a master bedroom with balcony and recently fitted, well-appointed en-suite wet room with large shower. There are three further double bedrooms and a family bathroom. There is also a fully shelved airing cupboard and separate storeroom.

OUTSIDE The property can be accessed from the lane to the front or the lane to the side and has a generous parking area to the rear of the house. A detached red brick double garage has an up and over garage door with power and light providing parking for one car and storage. The remainder of the building has been converted into a studio and gallery that has been used as an art gallery and retail area. It comes with specialist lighting and display cabinets. This room could make a super office, workshop, games room or gym if desired.

The gardens surround the property and are mainly laid to lawn with some mature shrub beds, trees and bushes. The gardens are enclosed by hedges to the front and border a paddock to the rear.

THE LAND The two paddocks total 4.6 acres . A paddock of approximately.1.726 lies to the rear of the property and is enclosed by mature hedges and fencing. The paddock is level and would be ideal for livestock with an old timber shelter. On the other side of the lane lies another level paddock of about 2.88 acres that is enclosed by mature hedges and has a water supply connected.

LOCATION Southwick is a large village on the outskirts of the Wiltshire County town of Trowbridge and 6 miles from the market town of Frome, with nearby Bradford On Avon all providing a mixture of individual shops and larger stores. Near by Brokerswood is a small hamlet with 80 acres of ancient woodland just outside the village of Rudge. There is a good Country pub and a plant nursery close by. There are miles of unspoilt countryside walks and the area is densely populated with a variety of wildlife and birds. Communications are good with the A36 (Bath to Salisbury) at Standerwick, giving access on to the A303 and the M3. Access to the M4 to the north of Bath can be gained at Bath or Chippenham. There are main line railway stations at Westbury, Frome and Bath, both connecting direct to London Paddington (80 minutes). For the equestrian or smallholder, Mole Valley Farmers, a farmer's co-operative store selling farm products, garden and pet supplies, domestic goods and power tools, is situated in the nearby village of Standerwick.

There are a number of good schools in the area including primary schools in Southwick and the nearby villages of Dilton Marsh, Berkley and Chapmanslade. Local independent senior schools include Warminster School, Monkton Combe (just south of Bath) and Prior Park College and King Edwards, both in the southern part of Bath.
