Property Description

DESCRIPTION A beautifully presented detached family home, built in 2004, pleasantly situated in a private road within the small Mendip hamlet of Dean. Enjoying a superb countryside outlook to the rear, the property includes four bedrooms, two spacious reception rooms, delightful rear garden, driveway parking and a detached double garage.

Upon entering the property at the front, there is a light and airy entrance hall with staircase to the first floor, wood flooring (also in the sitting room) and large storage cupboard. The ground floor accommodation is very nicely proportioned and offers flexible living, suiting those looking for bedrooms downstairs, play room or perhaps a home office. There are two double bedrooms downstairs, which share a generous family bathroom. Fitted with a matching white suite, the bathroom includes a panelled bath, low level, pedestal wash hand basin and a separate shower cubicle. There are two reception rooms, a dining room and a spacious sitting room with double doors to the garden and central stone fireplace with inset wood burner. The kitchen / breakfast room offers a range of floor and wall units (with under-unit lighting), tiled floor and integrated appliances such as electric 'eye-level' oven, hob, dishwasher, fridge and freezer. In addition, there is a separate utility room, a particularly useful space with sink unit and plumbing for washing machine.

On the first floor, there are two good size double bedrooms, each with dormer window to the rear overlooking the neighbouring countryside. The Master bedroom also benefits from a well-presented en-suite shower room, with corner shower and heated towel rail.

OUTSIDE To the front of the property, there is a driveway providing off road parking for several vehicles which leads to a detached double garage (18'8'' x 19') with door to side and storage in the roof space. Side access then leads through to the enclosed and well-tended rear garden. Facing south-west, the garden enjoys plenty of sunshine throughout the day and is mainly laid to lawn with some raised flower beds and patio seating area. At the foot of the garden is a section of decking, providing a superb barbeque area and pleasantly adjoining the neighbouring farmland.

LOCATION Dean is a small hamlet located only four miles east of Shepton Mallet and eight miles south-west of Frome. The neighbouring village of Cranmore is situated less than a mile away and has a popular local pub, The Strode Arms, which opens for lunch and evening meals. There is a 15th Century church and local park located in the centre of the Cranmore. East Somerset Railway, a visitors attraction with Steam railway and museum, is also located in the village.

Both the City of Bristol (23 miles) and the picturesque City of Bath (18 miles), a World Heritage Site, are located within commuting distance and easily accessible. The local market town of Shepton Mallet offers a range of local amenities and shopping facilities including a large supermarket, leisure centre, lido with fitness centre, a choice of pubs and restaurants, dentists and doctors and a Grade I Listed church. Shepton Mallet is also home to Kilver Court, a superb designer clothing outlet. As well as good state schools, both primary and secondary, there are also many highly-regarded independent schools (Prep & Senior) within easy reach, such as All Hallows Prep School, Downside School, Wells Cathedral School and Millfield School. For those travelling by train, Castle Cary station (which has direct services to London Paddington) is situated only six miles from Shepton Mallet.
