Property Description

DESCRIPTION A very well presented three bedroom semi-detached house, located in a popular Mendip village, benefitting from a contemporary dual aspect kitchen / dining room, additional attic room, gated off road parking, front and rear gardens and a superb detached outbuilding, currently presented as a gym/studio with useful storage.

Upon entering the property at the front, there is an area of hall with staircase to the first floor accommodation and doors opening into the kitchen and reception room. A dual aspect room with central wood burner, the sitting room enjoys plenty of natural light and leads through into the kitchen. Recently installed in 2017, the spacious kitchen / dining room is fitted with a range of modern floor and wall units and includes an integrated electric double oven and hob with feature extractor. The kitchen offers plenty of storage, space for a 'American style' fridge-freezer and can comfortably accommodate a dining table and chairs. In addition, there are double doors to the front and access to the rear into a recently added lean-to conservatory with adjoining utility area.

On the first floor, there are three bedrooms; two of which are good size doubles and a family bathroom. A separate staircase from the Master bedroom leads up to a useful attic room, which could be utilised as an office space or play room.

OUTSIDE The property is elevated from the road with a generous front garden mainly laid to lawn and gated pathway to the front door. To the side, there is an area of off road parking for up to two vehicles. The rear garden is also laid to lawn with a section of enclosed patio, ideal for seating. At the foot of the garden is a superb detached outbuilding, which is currently presented as a studio/gym with light and power, separate office (nearing completion) and additional area of storage with 'up and over' door. The outbuilding has a pitched roof and offers potential for ancillary accommodation, subject to gaining the necessary consents.

LOCATION Binegar is a small village approximately four miles to the north east of Wells. The village benefits from a village hall, public house, village church, café/bistro and play park. There are good bus links (the 173 passes every 30 mins).

Wells is the smallest cathedral city in England and caters for most everyday needs; offering good shopping facilities as well as restaurants and pubs, a cinema, churches of most denominations, together with open-air markets on both Wednesdays and Saturdays. Schools are plentiful with the highly-regarded Wells Cathedral School, the Blue School and a choice of primary schools all located in Wells. Millfield School in Street and Downside School in Stratton-on-the-Fosse are also easily accessible. There are good road connections to Bristol, Bath, the motorway system and Bristol Airport, with rail links from Castle Cary (about 20 minutes drive away) to London Paddington.

OUTSIDE From Shepton Mallet, proceed out of town on the A37 and continue into the village of Gurney Slade. Turn left just after The George public house into Binegar Lane (Station Road) and follow this road past the Horse and Jockey, into the village of Binegar. After passing the church on the right hand side, turn right at the small crossroads into Turner's Court Lane. The property can be found after a short distance on the left, as indicated by our For Sale board.
