Property Description

Situated to the south of the village of Walton, Haycroft Farm is set in a delightful secluded and private rural location, with far reaching views across the surrounding open countryside.

The Old Farmhouse is deceptively spacious, with generous living accommodation on the ground floor and outstanding views across to the Mendip Hills and Glastonbury Tor. It offers an ideal opportunity to live in the countryside, but with all modern amenities close by, as well as excellent transport links to the major population centres in the area.

When entering this fabulous property you step into the spacious entrance hallway. From here there are doors leading off to a cloakroom with toilet and washbasin, the kitchen, the games room, and the inner lobby area.

The country-style kitchen has a range of bespoke painted wall and base units and built in appliances such as a fridge and dishwasher. There is also a built in double oven with grill, and an electric induction hob with extractor fan above. There is ample space for an American style fridge/freezer if required. Imagine standing in your kitchen watching the sun rise over Glastonbury Tor.

A door from the kitchen leads to a separate utility room that has a Belfast sink, and doors opening into the rose garden and double garage. Another door from the kitchen gives access to the dining area and the inner lobby beyond. The dining area has French doors leading out into the rose garden from where there are views across to the Mendip Hills.

The inner lobby is a large central space with a cosy seating area. It provides access to the main lounge, the snug, the laundry, and the entrance hallway, as well as the stairs to the upper floor.

The spacious lounge has a fireplace with built in shelves either side and a period beamed ceiling. A half-glazed door provides access to a large sunroom on the south side of the house.

The southerly aspect of the sunroom makes it an absolute suntrap throughout the year. Double patio doors lead out into the enclosed south-facing rear garden. There are also half-glazed French doors leading back into the snug.

The main access to the snug is via the inner lobby. It has a large Inglenook style fireplace with a wood-burning stove and provides a cool, quiet retreat in summer and a warm cosy haven in winter. It has a wooden floor and beams, and exposed stone walls.

Downstairs there is also a laundry with an abundance of built in storage, and plumbing for a washing machine plus a vent for a tumble dryer. There is an external door giving access to the rose garden.

On the ground floor there is an additional room that is currently used as a games room. It is located off the entrance hallway away from the principle parts of the house, and affords a degree of privacy and seclusion which would make it ideal as a study/office or even a 5th bedroom.

Upstairs the Master Bedroom is a substantial size with plenty of built in storage, an ensuite shower room, and French doors accessing the small balcony overlooking Glastonbury Tor where you could fit a small table and chairs to enjoy the views and a relaxing drink.

There are three further large bedrooms. Two look out over the south garden towards Walton Hill with its renovated windmill, while the other looks north towards Cheddar and the Mendip Hills. The master bedroom and one of the other rooms will easily take king-sized beds, while the other two are suitable for double beds.

All the bedrooms are accessed from a spacious landing which also leads to the large family bathroom comprising a modern white suite of wash hand basin, panelled bath, separate shower cubicle, and WC.

Outside there is parking for several cars in addition to the attached double garage. To the rear there is a large enclosed south-facing garden which is mainly laid to lawn, with a paved terrace which has a built in BBQ area. An arched gateway leads through to a rose garden on the northwest side with views across to the Mendip Hills.

A shared central wood pellet biomass boiler provides economical heating and hot water. There is BT Infinity broadband Wi-Fi that currently works at 15-24 mbps. Mobile phone signals are good on all major networks with a 4G mast nearby.

The village of Walton itself has an excellent primary school and associated pre-school. The village hall provides a venue for several local clubs and organizations, and the Royal Oak pub is a lively and friendly local with a restaurant and skittle alley. The property is a five minute drive from Street with its wide range of facilities and amenities, including indoor and outdoor swimming pools, a leisure centre, a highly regarded theatre/cinema, excellent restaurants, and the Clarks Village outlet shopping complex. There are very good schools including the renowned Millfield preparatory and senior schools, Crispin School, and Strode College.

Principal road systems are within a short distance, including the A39 and A361. The M5 motorway (junction 23) is less than 20 minutes drive, as is the A303. Larger centres of population such as Bath, Bristol and Taunton are within easy commuting distance, as well as more local towns such as Bridgwater, Yeovil, Wells, and Somerton. Bristol International Airport is about 45 minutes away, and there are rail stations at Castle Cary, Bridgwater, Taunton, Yeovil, and Templecombe.
