Matching People to Property

2021 was an unusual year in many ways – some of which we will be glad to see the back of! In the world of Estate Agency one unique factor of this year is the very low numbers of properties for sale – all of our branches have ended the year with fewer houses for sale than at any time in the last thirty or forty years. However, our market research tells us that many of our clients would sell if they could find the right home to buy – it is a real chicken and egg situation.

This has led us to put some thought into how we can alleviate the bottleneck – what can we do to get our clients into their new homes? After all we are the region’s largest estate agency with 11 branches and we are constantly providing advice to dozens of clients at any given time. Surely we can match up some of those clients with the right properties? Without the stress, pressure and delays that can come with a normal ‘sell before you buy’ situation. So, we have put together a scheme called ‘Property Matchmaker’ which aims to do just that and match people to property. 

So, how does it work? Well, we have tried to break it down to easy stages: 

  • Stage One:- We value  your property, agree with you an asking price, take sales particulars and photographs and be ‘ready to go’ when you are. However, no marketing takes place until you say so.

  • Stage Two:-  Your dedicated team member will hold a consultation with you, honing down exactly what type of property you would like and where. They will confirm your budget and your ‘must haves’.

  • Stage Three:- We match your requirements against clients with properties on our database who might be interested in selling – particularly if neither you nor they were put under pressure. If we do not have exactly the right house, we will leaflet drop the relevant area and house types to see if there is a potential property for you to consider. If we can find a property that might suit you, then we can arrange for you to have a look – all of course with no obligation.

  • Stage Four:- If you like the property and agree a price, we will then repeat the process on your home – possibly to a buyer who does not need to sell, as well as for the owners of the property you are buying – until we have a complete chain.

  • Stage Five:-We will steer the transaction to a successful outcome – however long that takes. You will be kept informed throughout but never put under pressure. When everything and everyone is ready – then the exciting part of actually moving can take place.

The whole process can be geared to your timescale – you will never be put under pressure by any of our team. All of our staff have been trained on all aspects of this bold initiative , a unique service offered by us to our clients.

The idea is simple: If we can match people to property without overt marketing or time-wasting viewings on your home and hopefully agree a sale with no huge time pressure, then everyone is happy. We will be piloting the scheme over the next few months – if you would like an informal chat with your local office they will be delighted to call round and see you – after all there is nothing to lose and potentially a new home to gain!
