The site is located on the western side of Keynsham just off Charlton Road at Lays Farm (there are light commercial use buildings on part of the site not owned by our clients).
There are currently old commercial buildings in situ, some are still used by local businesses, but the tenants will vacate their premises before completion. Given there are tenants in occupation legal completion will be conditional upon vacant possession being provided.
It will be the responsibility of the purchaser to dismantle any buildings on site.
ACCESS Access is via a tarmacked road which is shared with the commercial site next door, there are pinch points within the road, however planning and an option agreement with a neighbour has overcome these issues. It will be the responsibility of the purchaser to widen the access at the appropriate points along the highway. All necessary and appropriate rights will be granted to facilitate the widening of the access.
The option agreement with the neighbour may only be exercised once contracts have been exchanged for the sale of the site. LOCATION Keynsham is a town situated between Bristol and Bath. It is home to the award-winning Memorial Park, which is used for the annual town festival and several nature reserves. The town is served by Keynsham railway station on the London-Bristol and Bristol-Southampton trunk routes and is close to the A4.
