Property Description

DESCRIPTION This 0.9-acre site in the town of Keynsham benefits from outline planning consent for eight units and two commercial buildings.

The site is located on the western side of Keynsham just off Charlton Road at Lays Farm (there are light commercial use buildings on part of the site not owned by our clients).
There are currently old commercial buildings in situ, some are still used by local businesses, but the tenants will vacate their premises before completion. Given there are tenants in occupation legal completion will be conditional upon vacant possession being provided.
It will be the responsibility of the purchaser to dismantle any buildings on site.

ACCESS Access is via a tarmacked road which is shared with the commercial site next door, there are pinch points within the road, however planning and an option agreement with a neighbour has overcome these issues. It will be the responsibility of the purchaser to widen the access at the appropriate points along the highway. All necessary and appropriate rights will be granted to facilitate the widening of the access.

The option agreement with the neighbour may only be exercised once contracts have been exchanged for the sale of the site. Consequently, either the neighbour will be party to the sale contract or completion of the sale will be conditional upon the option being exercised and the relevant land being acquired by our clients. Our clients would like to utilise the sale proceeds to pay the purchase price to the neighbour and an appropriate mechanism can be included within the sale contract.

The promap of the site and the areas which are shaded areas with a red outline indicates the land for development.
Access will remain with the current vendor but complete rights of way together with rights to lay services to the houses and land are granted.

Both B1 Units will be staying in the current vendors ownership but part of the deal will be for the purchaser to build these and the cost will need to be negotiated. For more information please contact our office.

PLANNING The planning application is for demolition of existing industrial buildings and erection of B1 Business buildings and eight residential dwellings with their own private gardens.
BANES Outline planning consent application number 18/05696/OUT.

There is a Section 106 Agreement dated [ to be advised ] which provides for the delivery of the B1 Units.
A Sales and Technical information pack for this site is available.
