££1,250,000 Guide

7 Bedroom House For Sale

An imposing Victorian residence set within the heart of Wells totalling over 3000 sqft of accommodation arranged over four floors with an array of original features. The property has been improved by the current owners to create a large and versatile family home, certainly a property that has to be viewed to be fully appreciated. Steps lead up to the main formal entrance which opens up to a beautiful hall with varnished wood floorboards and original glazed door with attractive surround. A cloakroom leads from the hallway. The large sitting room has a bay window to the front with wooden shutters, corniced ceiling and feature fireplace with a cast iron fireplace and wood surround. A second reception on this floor could either be used as a formal dining room, play room or as an additional bedroom, with sash windows, wood shutters and varnished floorboards. The lower ground floor features a dual aspect open plan living and dining area with a door opening out into the rear garden. The fitted kitchen has a quarry tiled floor, a range of wall and base units with a gloss white finish and electric hob, oven and grill. The utility room has plumbing and electric for all necessary appliances, ample storage and a boiler which was fitted just over 4 years ago. A recently installed door provides access from the lower ground floor through a newly created entrance hall out to the garden at the side of the house. The first floor landing leads to two large double bedrooms, one having a rear aspect with picture rail and the main bedroom, to the front, having a bay window, picture rail and ensuite bathroom. The ensuite features a bath with shower overhead, toilet, hand basin and door onto the landing. A separate shower room can also be found on the first floor with a rear aspect, shower cubicle, toilet, wash basin and a tiled floor. The second floor features two further large double bedrooms both offering ample space, one with a front aspect and feature fireplace and the other with a rear aspect. A large single bedroom with built-in desk area and Velux window to the front is also accessed from the second floor landing. A bathroom completes the accommodation which comprises a toilet, panelled bath, hand basin and velux window to the rear.

The main house has two private gardens, one to the rear which has an abundance of shrubs, flowers and climbing plants and a garden to the side of the house which is enclosed with wooden fencing and features a lawned area. Both gardens benefit from a sunny aspect and make great areas for outside entertaining. Parking can be found at the front of the property directly from Chamberlain Street which allows space for two to three cars.

This immaculately presented Coach House in the heart of Wells comes with the main Victorian residence next door. It is presently run as a successful holiday rental, creating a substantial income and benefitting from two parking spaces and could easily serve as an annex for a dependent relative. The property is approached via a driveway but there is also gated pedestrian access between the two houses.
The sitting room is generous in size with ample room for a large sofa and armchairs. French doors lead out to the patio and parking area. The open plan kitchen / dining room is light and spacious with a range of wall and base units along with space for a fridge, cooker and washing machine, whilst two built-in cupboards provide useful day to day storage. The dining area can comfortably accommodate a table to seat six.
From the kitchen, stairs lead up to a light landing which gives access to the bathroom and two double bedrooms. The principal bedroom is dual aspect with vaulted ceiling and attractive beams and woodwork. The second double bedroom is also generous in size with space for an additional wardrobe, if required. The bathroom has a Velux window letting in natural light, a large walk-in shower, WC, wash basin, heated towel rail and stylish floor tiles.

Running the width of the property, is a patio. In front of the patio is the drive with parking. A fence divides this area from the garden of the main house but could be reconfigured, if desired.
