What happens if my tenant stops paying their rent?
At Cooper and Tanner we have an additional policy that can be added to your agreement that will protect your rental income. Please ask the team for more information.
What safety certificates are legally required for each property?
• Valid Electrical Safety Report, to be safety checked every 5 years.
• Valid Gas Safety Report, to be safety checked annually
• Valid Energy Performance Certificate with a minimum rating of E.
Will you keep me up to date on the changes in legislation?
Of course, as members of the professional body ARLA, our staff have access to regular training and updates, this will be filtered through to you as a landlord of ours.
Tenants
Do I need to prove how much income I have?
The current requirements for referencing are 30 times the monthly rent, annually. For example, if the rent is £700pcm x 30 = £21,000.
Are there any hidden upfront fees?
The Tenant Fees Act 2019 prohibits most letting fees and it caps tenancy deposits paid by tenants in the private rented sector in England. Therefore, letting agents and landlords must only charge fees relating to rent, security deposits and holding deposits before a tenancy begins.
What is the minimum tenancy length?
At Cooper and Tanner the minimum length for an assured shorthold tenancy is 6 months.
