Tenant and Landlord fees

TENANTS

Holding deposit – equivalent to one weeks rent, which may not be refundable, but will go towards first months rent at the point of moving in.
Example to calculate weekly rent: £600pcm x 12 months = £7200, divided by 52 weeks = £138.46.
Balance of monies required 48 hours before occupancy
First month's rent required in advance
5 weeks rent for Security Deposit payable in advance

Optional Tenant Services  (Can be provided during tenancy term if requested and subject to landlord approval)
Pet Addendum -      £50
Repeat copies of tenancy agreement/inventory (first copy is free) -      £10
Change of sharer/permitted occupier/license agreement -   £50
Altering the rent due date – to any day of the month other than the one stated on the original tenancy agreement and apportion rent and reissue standing order mandate. -      £50
Request for early termination during fixed term – This fee is set as the landlords full loss of income or reletting costs (whichever is the lowest)
Replacement keys - £5 per key
Locking devices/fobs – Charged per quote
Company let: for company checks and Right to Rent checks- £300
All prices are inclusive of VAT

LANDLORDS SERVICES

BRONZE SERVICE - Let Only Service

Administration of Bronze Service
•Completing reference and credit checks on prospective tenants
•Check property's readiness for occupation
•Preparing tenancy agreements
•Preparing and checking a full inventory, taking meter readings at the move in and informing the relevant service providers and authorities - If instructed
•Collecting initial rent payment
•Administering the tenant's check-in
•Taking meter readings at the move in and informing the relevant service providers and authorities
•Preparing a statement of account and forwarding monies due (or requesting payment.)
•Collecting the deposit, and transferring the money to the tenancy Deposit Scheme of your choice. Deposit monies must be transferred within 30 days of the start of the tenancy

SILVER SERVICE - Let and Rent Collection Service

As for Let Only Service, plus....

•Collecting the deposit, and registering it with The Dispute Service. The deposit will be held in our client bank account
•Invoicing the tenant, collecting the rent, and paying to the landlord (net of commission and other charges) on a monthly basis
•Preparing and forwarding monthly and annual tax statements to the landlord by email
•Review rent annually
•Arranging annual gas safety certificate
•Negotiate tenancy renewal or termination
Please note that this service does not include property inspections, coordinating maintenance and repairs or overseeing the termination of the tenancy with a final inspection. These can be provided, but will be charged separately, please refer to our Scale of Charges for further details.

GOLD SERVICE - Fully Managed Service

As for Let Only Service and Rent Collection Service, plus....
•Carrying out TWO inspection visits each year and reporting to the landlord
•Liaising with the landlord and the tenant to authorise and arrange repairs and maintenance
•Out of hours emergency contact for tenants
•Preparing and forwarding monthly and annual tax statements to the landlord by email

Overseeing the termination of the tenancy, completing a final inspection of the property including deposit deduction negotiation if necessary, arranging final meter readings, and informing the relevant service providers and authorities
Letting Only                      A one-off fee of 96% of the first month's rent
"Bronze Service"              (minimum fee of £360)
Rent Collection                55% plus VAT  (66% inc VAT) of the first month's rent plus
"Silver Service"                10.8 % of the rental income per month
Full Management           55% plus VAT  (66% inc VAT) of the first month's rent plus
"Gold Service"                 15%of the rental income per month
Direct Let                          72% of monthly rent. Includes tenancy, inventory and move in. (excludes marketing and viewings)
Rent Guarantee               £30.00 pcm or a one off payment of £230 plus VAT (£276 inc VAT)
& Legal Expenses            Available in conjunction with Gold and Silver Service only
