Having been built for the current owners back in 2000 the property has been meticulously finished and maintained to the highest standards.
A part glazed wooden front door leads into the entrance hall which has doors leading to the downstairs living space. The kitchen is fitted with a range of bespoke wall and base units with a granite worksurface and built-in appliances. The utility room has fitted cabinets, a sink, plumbing for a washing machine and a cabinet housing the Bosch boiler. The kitchen opens out into the breakfast area which comfortably seats six and this leads into the snug. Adjacent to the snug is a study. The sitting room currently used as a dining room is a light and spacious room with glazed double doors opening onto the terrace. There is a bespoke carved Bath Stone see through fireplace that adds an inviting warmth in the colder months of the year. Doors lead through into a hardwood Amdega conservatory with under floor heating that provides a exceptional entertaining space that opens out onto the terrace overlooking the gardens. A cloakroom and an under stairs cupboard complete the downstairs accommodation.
On the first floor the master bedroom suite enjoys a dual aspect with views over the gardens. There are built- in wardrobes and a well-appointed en suite. The en suite features a double vanity with twin basins and ample storage, a large shower with rainwater head and natural stone tiles. Bedroom two also enjoys a dual aspect and built in cupboards. There are two further bedrooms and a well-appointed family bathroom. The landing also has a linen cupboard.
Outside
The gardens have been carefully planted with an attractive mixture of plants and shrubs that have matured to create a stunning display. There is a large terrace and alfresco dining area that provides a private space overlooking the paddocks and Heytesbury Park. There are raised vegetable beds and the garden is bordered to one side by a wooded copse that provides a further peaceful seating area. A further gated entrance into the paddock from the Heytesbury Park driveway gives total flexibility and ample parking to serve the house and land.
The Buildings
There is a double garage with power, light and water connected that has loft storage space. Subject to the necessary consents, this could be utilised as a gym, home office or studio.
A pedestrian gate in the garden leads into the paddock by the house and there is a John Williams field shelter and a further implement store with double wooden doors for the housing of equipment or indeed bedding or hay. The stable yard consists of a block of timber stables with two stables and a haybarn/tack room. Electricity and water are connected, and the stables are enclosed by wooden post and rail fencing with a concrete yard area to the front of the stables. There is a vehicular access onto the lane and a gravelled parking area that will be adequate to park a trailer or horsebox. The paddock adjoining the house extends to just over an acre and provides level, well-fenced grazing. The soil is a well-draining chalk over limestone which ensures good drainage throughout the year for the grazing of livestock and horses. Planning consent has been granted for an additional stable block incorporating two stables and a haybarn/feed store.
The Land
There is a further 3.4 acres on the opposite side of the lane (edged blue on the plan). This consists of three well fenced, sheltered and private paddocks that slope very slightly and provide well-draining grazing paddocks. There are water troughs to each paddock and a field shelter in the corner. The land is edged by mature trees to the side of the lane and there is a strip of woodland on the roadside boundary.
Location
North Lodge is located just outside the town of Warminster which offers a good range of facilities and amenities and a mainline railway station. Access to the road network is excellent with the A36, A350 both linking to the A303.
Nestled within the picturesque Wylye Valley, the village of Heytesbury is surrounded by some of Wiltshire's finest unspoilt countryside, lying on the edge of the Salisbury Plain and beneath a backdrop of rolling chalk downland. The village retains much of its character, with attractive period architecture, a thriving community and a range of day-to-day amenities including a public house, parish church and primary school.
The surrounding landscape is particularly appealing to those seeking a rural lifestyle, offering an extensive network of footpaths and bridleways together with excellent opportunities for walking, riding and country pursuits. The area is steeped in history, with nearby prehistoric monuments, ancient hillforts and of course Stonehenge.
One of the property's greatest attractions is access to some of the finest riding in Wiltshire, with the Imber Path and Wiltshire Downs on the doorstep.
Equestrian facilities close by provide a range of both affiliated and unaffiliated competitions (Warminster Saddle Club, West Wilts Equestrian Centre and Dorset Showground). In addition, there are some excellent training facilities (Ludlow Farm, Downlands Equestrian and all-weather gallops at Sutton Veny).
